Comparative Communities Agenda – Day One • Regions that at one time looked like eastern NC, but no longer do so • Previously agriculture and/or military economies that met the sea • Shifting from anecdotal to analytical • Bottom Line: • This study forms the basis of our model “alternative future scenarios” for the October 2012 “Envision 2050” Exercise

Commonalities • The Tipping Point – Improved Access (Roads) • Growth tripled projections (or more) • Workforce generally displaced • Increased commute times, congestion • Effects felt two counties away (schools, housing) • Loss of working lands • Exceeded locally available water resources • Loss of military or reduced training capacity • General loss of open space • Not all bad – just not anticipated • Some planned / reacted better than others
