  2. When is a Waiver Needed? • A property will not be entered with 3 business days of the list date or signature date (whichever is later) • or • The property is to be withheld for the entire listing period • MOST LISTINGS DO NOT REQUIRE A PROPERTY WAIVER HMLS Property Waiver Policies

Forms • There are two form options – Both are in a column format • The form from January • Requires additional seller initials • Discloses the amount of the fine for showing a property waived until a specified future date • Asks for the reason the property is being waived • The new form • Requires fewer initials, does not mention the amount of the fine and does not ask for the reason for the waiver HMLS Property Waiver policies

What To Send and When to Send It • Submission to Heartland MLS • Please submit the waiver form along with the first page and signature page of the listing agreement. • Documents should be submitted within three business days of the list date or signature date whichever is later • Email to suet@heartlandmls.com • Revised or Updated Waivers • Needed if the property is not ready to be entered on or before the date on the waiver • Needed if the property was to be withheld for the entire listing period and the seller has changed their mind HMLS Property waiver policies

  5. When a Waiver is No Longer Valid • If for any reason a property that has been waived until a specified future date is shown, the listing must be entered in the Heartland MLS system within 3 business days of the showing. • For the purposes of waived listings, “Showing” is defined as: • A viewing of a property by a client, customer or potential buyer or a viewing of a property by any party with the intent to procure a contract to purchase the property HMLS Property Waiver policies
