Introduction • Growth in most key sectors of the Kenyan economy • A very vibrant private sector • An increase foreign investments in Africa. • Kenya has been the preferred hub for multi nationals and other international organizations • Kenyan Government has invested heavily in infrastructure development, • Taken steps to improve the legal and regulatory framework in key sectors of the economy. • A good team of professionals in a construction project should deliver to completion • The projects in real estate sector range from retail, commercial, industrial, offices, hospitality, medical, education, sports and residential fields.

  4. Introduction (Contd…..) • The main players in a typical real estate project are: • The client • Project Managers • The Architect • Quantity Surveyor • Civil/Structural Engineer • Services Engineers • Interior designer • Landscape Architect • The Contractor

Introduction (Contd…..) • It is important that all the above nine players have the following: • Deep understanding of contracts • Understand Government regulations • Understand labour and local content laws • Appreciation for Customer relations • Environmental issues including Climate Change • Infrastructure projects are: roads, railways, ports, and airports. • The team in infrastructure projects include most of the ones in real estate projects apart from roads and railways where the architect does not play a leading role.

The Architect and Globalization • Should lead the team • Share a vision for conceptuality • Be responsible for innovative designs • Have a dedicated approach to the building process:- from project inception to execution. • Green Buildings and appreciation of Climate change and its effects • Human centered design • The Wangari Muta Maathai House by Boogertman and Partners Architects • Reflecting her commitment to human rights, environmental conservation and promotion of peace

The Contactor and Globalization • A “global” contractor should give fresh ideas and cutting edge services to the client • The main prerequisite being management • invest heavily in equipment and skilled staff • Tower cranes, hoist, bar cutters and benders, backhoe loaders, rollers, dumpers, water bowser, concrete mixers, concrete batching plant, generators, welding machines and grinders. Others include power float machines, sanding machines, floor cutters, block making machines, drills and many others. • Several containers and possibly a go-down away from the construction site.

Investments by Foreign Companies • Globalization of Real Estate in Kenya • Evidence of investor confidence in the Kenyan Real Estate • UK-based Old Mutual Property’s recent investment in The Two Rivers Mall • Delta Africa Property Fund, Retail Africa and Abland- all from South Africa • AVIC International Holding Corporation of China is also expected to invest over US$ 200m in constructing their Africa headquarters in Nairobi • The spillover effect of this increased demand for real estate, however, is the high cost of developing new property • Globalization of Infrastructure in Kenya

Globalization of Infrastructure in Kenya • Over the last two years, Kenya’s infrastructure focus has dwelt predominantly on the construction and completion of Standard Gauge Railway (SGR) • Revolutionize both cargo and passenger transport • During its construction phase, the SGR project has driven economic and social development in Kenya, in line with key objectives of Vision 2013 • Thousands of employment opportunities for locals making SGR one of the biggest employers in Kenya outside Government • Skills transfer in specialized fields such as engineering and production

  10. Conclusion • Globalization in the Construction sector has opened up other non-traditional areas in Kenya, • Master Planning • Forensic Engineering Design, • Project Management • Insurance Risk Assessment & Surveys

Conclusion (Contd……) • Master planning entails: • Administration of tendering procedures; project cost estimation, Supervision of construction projects, and Project commissioning and handover. • Forensic Engineering design entails: • Technical and Economic engineering feacibility studies, detailed civil/structural engineering analysis and design, technical assistance, material quality analysis and control. • Insurance risk assessment & surveys entails: • needs assessment surveys, fire risk assessment, incident investigation , loss adjustment, and claim settlement
