Abilene) • Repaired HVAC (clubhouse) • Painted outdoor stairs on clubhouse • General touch-up and painting interior of clubhouse • General maintenance/repairs to clubhouse • Communications: • Unveiled new, improved website • Switched to dynamic DNS forwarding (cost savings versus static IP) • Added Neighborhood opt-in directory on website(beta) • Added password-protected, residents only document area on website(beta) • Newsletter schedule approved (March/June/September) • New, official, moderated Regal Manor Homeowners Association Facebook page
2012 Accomplishments • Contracts: • Assuming lighting contract for Wellsley Ford • Signed new contract with Aqua Tech for 2012-2013 pool season • Signed new contract with The Budd Group for 2012-2013 season • Negotiated cost savings with new management contract with Kuester (flat per-door rate, lower hourly manager rate, flat rate for violations, lower rate for ARC request processing) • Contracting with realtor(s) to place tenants and manage Association-owned properties • Pine needles outsourced for cost savings ($5.25/bale installed) • Security: • Expanded streetlight coverage • Installed new poles along A.O. Jones from Lion Ln. to Fischer Rd. (7) • Additional streetlights along Starlight (Bexley/Adler Grove) added to contract • Installing open traditional streetlights in Bexley (Phase I) • Low-voltage lighting installed at clubhouse • Sewer Project: • Accepted agreement with Telics/York County • $10,000 cash • Buried conduit for entrances • 1-1 crepe myrtle replacements for trees on Farmhouse Dr. • Association voted/passed acceptance of deed transfer for Tract 1
2012 Accomplishments • Grounds: • Removed several hazardous trees in common/natural areas • Reoccurring repairs low-voltage lighting at monuments • Continuance/expansion of Yard of the Month program • Installed additional Dogipot station (A.O. Jones) • Partnering with Nation Ford/Carolina Thread Greenway leadership • Upgrading/standardizing “Children Playing” sign posts (8 YTD) • Spring pine needle refresh (~2,600 bales; largest application to date) • Farmhouse Dr. fence pressure washed • Fallbrook entrance signs pressure washed (egged) • Over 1000’ of defunct silt fencing and steel posts removed • Playground mulch refreshed (40 yds.) • Picnic area mulch refreshed (24 yds.) • Installed infrastructure Bexley monument (split costs with Ryland Homes) • Repaired/replaced drain on clubhouse grounds • Enhanced drainage area along NE section of pool with river rock • Installed new landscaping (crepe myrtles, bushes, knockout roses, etc.)for clubhouse common area • Repaired irrigation along A.O. Jones common areas • Spring flower plantings completed [enhanced] • Extended mowing of Farmhouse-6’ setback from road on RR side from sidewalk to end of vinyl fencing • Replaced stop signs and had “Dead End” signs installed • Initial request for sidewalks submitted to RFATS for their LRTP • Removed dead trees at clubhouse
2012 Accomplishments • Grounds (continued): • Fall plantings included larger plant beds, enhancements including new flower bed at Baden Village entrance [Farmhouse] • Sodded area in front of clubhouse • Expanded Association-maintained common areas and maintenance • Upgraded all Association signage to black poles and decorative finials • Added Fall pine needle refresh • Governance: • Inducted new Advisory Committee member (Scott Rossi) • Approved 2012 Advisory Committee titles: President, David Yerty; Vice President, Scott Rossi; Treasurer, Bryan Antley; Secretary, Clint Rogers; Member-at-large, Josh Wallace • Received transition and reserve study from third-party specialist • Wellsley Ford TOA turned over to its members • Mandatory Advisory Committee training • Mandatory quarterly committee meeting/training (all committees) • Worked with Kuester to improve their internal processes and resident experience
2012 Accomplishments • Finance: • No assessment rate increase for FY2012 • Pursuance of delinquent accounts up to and including foreclosure process to lower our Accounts Receivable • Completed Reserve Account study/evaluation • Cleared Bad Debt and account balances <$4.50 • Annual review (versus audit; scheduled every other year) • Revised clubhouse rental rates $150/300—resident/non-resident, respectively • Placing tenants in Association-owned foreclosures to collect rent; recover monies/bad debt

2012 Accomplishments • Pool: • Purchased new pool chemical controllers • Automated control • Remote management/monitoring/reporting • Solid-based calcium hypochlorite • Purchased new pool furniture; refurbished existing furniture • 40 lounge/15 dining chairs refurbished • 33 new dining chairs purchased • 12 new 47” metal tables purchased • 12 new 7.5’ Sunbrella umbrellas purchased • 12 new 68# umbrella bases purchased • 1 new 9’ Sunbrella umbrella purchased • 10 new 18” metal side tables purchased • 3 river-rock panel commercial-grade garbage cans • New commercial-grade First Aid kits at pool and cabana • New commercial-grade fire extinguishers at pool and cabana • Purchased new pool maintenance items • Purchased battery-backup/surge power supplies for pool and cabana (network/card/computer system electronics) • Pressure-washed decking and sidewalk • Repaired crack tiles and caulked areas with missing coping • Received/posted pool certificate of occupancy and 2012-2013 pool permits and capacity numbers
2012 Accomplishments • Pool (continued): • Purchased web-based software to administer key cards • Purchased additional filtration equipment with upgraded equipment (pump, flow controls, drain covers, etc.) • Performed leak/pressure tests on all plumbing infrastructure at “L” pool • Completed major “L” pool refurbishment • Replaced all tile (matches other pools) • Repaired structural cracks • Removed old, disintegrating faux brick coping and resurfaced and repainted for smoother • Installed two, new, wall-mounted drains with VGB-compliant covers • Installed new, dedicated vacuum line with VGB-compliant cover • Installed new, dedicated return • Re-plumbed existing main drains • Resurfaced entire pool plaster • Installed new rope mounts • Installed new VGB-compliant equalizers on all skimmer baskets • Repaired pool lights • Replaced (3) pool stairs [pending] • Installed new floating partitions [pending] • Repaired, resurfaced, and repainted cracks and damaged areas of the pool deck
