Gilbane Building Company STATE SOLID WASTE MANAGEMENT AUTHORITY COUNCIL MEETING Lazarus Government Office Columbus, Ohio August 16, 2012
Introduction Why do we care? 136 million tons construction/demolition debris in 19961 Commercial Construction 2-2.5 lbs solid waste/ft2 Example: a 80,000 ft2 school generates nearly 100 tons of waste during construction 1 LEED Reference Guide for Building Design and Construction v3 2009 p358
LEED Certification and Programs • Leadership in Energy and Environmental Design (LEED) • Developed by USGBC in 1998 • Third Party Certification • Certified, Silver, Gold, Platinum • Rating Systems: • New Construction (NC) • Existing Buildings (EB) • Commercial Interiors (CI) • Core and Shell (CS) • Schools • Retail • Healthcare • Homes • Neighborhood Development
LEED New Construction Checklist • Categories for LEED v3 New Construction Credits: • Sustainable Sites (24 points possible) • Water Efficiency (11 points possible) • Energy and Atmosphere (33 points possible) • Materials and Resources (13 points possible) • Building Reuse (3 points possible) • Construction Waste Management (2 points possible) • Material Reuse (2 points possible) • Recycled Content (2 points possible) • Regional Materials (2 points possible) • Rapidly Renewable Materials (1 point possible) • Certified Wood (1 point possible) • Indoor Environmental Quality (19 points possible) • Innovation and Design (6 points possible) • Regional Priority Credits (4 points possible)
LEED New Construction – Building Reuse • MR_1 Building Reuse (3 points) • Reuse/Repair existing structures including roof, floors, and exterior building envelop. • Thresholds: • 1 point – 55% reused ft2 • 2 points – 75% reused ft2 • 3 points – 95% reused ft2 • Landfill Impact – Reducing the amount of waste associated with demolition of existing building structures will greatly reduce the solid waste generated by the project.
LEED New Construction – Waste Management • MR_2 Construction Waste Management (2 points) • Divert solid waste collected during construction from the landfill. • Thresholds: • 1 point – 50% diverted • 2 points – 75% diverted • Additional Innovation point – 95% diverted • Sorted Onsite or Offsite • Report in Tons or YD3 • Landfill Impact – By pre-planning the construction waste management, the project can maximize waste recycling efforts.
LEED New Construction – Waste Management Keys to Success Plan Ahead Buy the Plan Educate the Contractors Improve Access Filling Containers Removing Containers Monitor Containers Needed Documentation
LEED New Construction – Material Reuse • MR_3 Material Reuse (2 points) • Reuse onsite building components not included in MR_1. • Reuse building materials salvaged from another site. • Habitat for Humanity Restore • Thresholds: • 1 point – 5% reuse • 2 points – 10% reuse • Landfill Impact – Similar to MR_1 Building Reuse, reducing the amount of waste associated with demolition of miscellaneous building components will reduce the solid waste generated by the project.
LEED New Construction – Waste Management • MR_4 Recycled Content (2 points) • Fosters demand for products containing recycled materials. • Thresholds: • 1 point – 10% recy content • 2 points – 20% recy content • Additional Innovation point – 30% recycled content • Post-consumer recycled content is weighted higher than pre-consumer. LEED New Construction – Bonus Points Innovation and Design Exemplary Performance Innovative Plan (see photo below) LEED Accredited Professional • Regional Priority Credits • Adds weight to credits most important to a region • Assigned by zip code • 43215: EA_2, EQ_8.1, MR_1.1, MR_2, SS_5.2, SS_6.1
