Survey • We will be mailing out a survey in order to determine who is living in each unit • We want to make sure our records are updated and accurate • Participation is mandatory • If people are not responsive the attorneys will pursue getting the information using any method necessary
House Rules • The attorneys are reviewing our current house rules • A draft will be completed by the end of the month for the Board of Directors to review • We hope to have a copy to distribute at the next meeting • Once approved they will be effective immediately
House Rules We are modifying the house rules to ensure the following: • Fines are clearly defined • Rules are clear and legally enforceable • We hope to cover any issues that may arise in the future • Other issues may require outside agencies (i.e. police, health departing…)
Meeting Rules • Meeting agenda will be posted on website 6 days before the meeting • You can request a copy to be mailed to you by contacting Westford • Only issues on the agenda will be discussed at the meeting • If you would like a topic to be discussed, you must notify Westford 7 days prior to the meeting and it will be added to the agenda
Pool Rules • Based on resident feedback, effective July 1st each unit will be limited to 4 guests per pool visit • The pool will now be open from 11-8 daily • New outdoor yard games will be available soon at the pool! We hope that some of the games will arrive before the holiday…
New Recycling System • The City of Norwalk is commencing single stream recycling program • As part of the new system, white recycling dumpsters have been placed on the property next to our trash dumpsters • The recycling dumpsters will be picked up every Thursday • The blue bins will no longer be used
Maintenance Work • Our insurance company inspected our property and found issues with the following areas: • Boiler Room #5 • Porches/Patio Areas
Boiler Room #5 • The Engineer has been hired and is currently drawing up plans for the project • The plans will then be put out for a selective bid process, overseen by the engineer • We will continue to keep you posted on the progress of this project
Porches/Patio Areas • We are planning on meeting with the architect to review options and create a phased plan to replace the damaged porches • This project is expensive and will have to be done over time in order to keep cost down for residents • More details to come after we meet with the architect
We Do Lines • We have hired a company to repaint all of the parking lines, fire lanes, speed bumps, etc. • This work has been delayed due to the rain over the past month • We will notify you once the work is scheduled
Attorney Update • Our attorney’s continue to work on resolving the delinquency issue on our property • They received an additional settlement of $9,000 which resolved another account • As of October, they will be entitled to 9 months common guaranteed instead of the current 6 months
