Background • Hillsborough Avenue Overlay District was Approved by the BOCC in November 2004 • Regulations adopted into the LDC (3:15:00) on November 4, 2004 Ordinance #04-46
Applicability • Parcels fronting Hillsborough Avenue • Also known as State Road 580 • 2.5 miles long stretch • From Rocky Creek Bridge on West • To Veterans Expressway on the East
Establishes minimum thresholds that trigger private sector compliance • Routine repairs or Acts of God do not result in the need to update signage or landscaping Provisions
Requires enhanced landscaped buffers along SR-580 • Requires reduced setbacks along Hillsborough Ave. • Establishes design guidelines for buildings, including facades, roofs, articulation, massing, fenestration... • Sets maximum building height at 50 feet Provisions
Provisions (continued) • Requires new buildings to be placed along street frontage • Allows driveways and drive-through service lanes between buildings and Hillsborough Avenue • Allows parking along side, behind front façade and/or behind building • Allows 15 ft. high ground signs
