Where We Left Off What is meant by most underserved? • In proportion to the other two CCD’s of interest, ESGV has • ESGVTotals • Density: 1.0 118,966 • Poverty: 1.0 85,746 • Senior AH: 1.0 11 San Fernando Valley • Density: 2.1 x 249,691 • Poverty: 2.0 x 172,773 • Senior AH: 4.2 x 46 Los Angeles • Density: 2.6 x 304,029 • Poverty: 2.4 x 206,380 • Senior AH: 9.5 x 104
Reason for Choosing These CCD’s East San Gabriel Valley, Los Angeles, and San Fernando Valley alone account for 54% of the total senior population in Los Angeles County.
Where We Left Off (continued) In California, we determined that the East San Gabriel Valley (ESGV) is in most need of Affordable Senior Housing (ASH) due to the following: Los Angeles County is the most dense CA county and has the highest senior population. Out of the 20 Los Angeles County Census Districts (CCD), the ESGV has the 3rd highest senior density and the 3rd highest senior population in poverty. The ESGV is the most underserved CCD when compared to the San Fernando Valley and Los Angeles CCD’s.
Selection of Tract To ensure that the development is in a quality area, I examined 5 factors before selecting what I believe to be the most suitable tract. Senior Density Transit Terminals Hospital Locations Parks (open space) Major Freeways (noise and air pollution)
Possible Locations for Development I selected the two zoning designations (Residential Medium Density and Specific Plan) that allowed for senior affordable housing development. • Grocery Stores: 5 • Bus Stops: 11 • Parks: 2
Proximity of Nearest Hospital Route: 255East Bonita Ave to 611 West Bonita Ave Start at 255 east Bonita Ave Go east on E Bonita Ave Finish at 611 West Bonita Avenue Total time: 2.5 min • Network Analyst • - New Closest Facility • Facility : (Hospital) • Incident: (Location chosen by where I felt was a good central location of the possible development areas)
