  5. Priorities for 2009-2010 • Safety and security • Making Jacaranda a great place to live • Providing value for money returns by way of infrastructure and housekeeping • Developing a strong Jacaranda community • Developing our larger community

Key Accomplishments • New Projects • Perimeter Fencing Project Completed • Ramp Construction at basement entry door • Garden Revamping completed: More colorful and greenery around the complex • Audit of current Gas Reticulate System completed and based on this -> • Kick started a new design for Reticulate Gas System – In consultation with IOC • BESCOM – Meters transferred to individual owner name • Khatha Transfer issued from BBMP in Owners Name • Provision of Visitor Car Parking at New Site

Key Accomplishments • Building Maintenance Related • Secured AMC for all systems at competitive rates • Re-securing and Painting of all Light Poles • Elevators Painting • Gas Leaks: Steps taken with Jyothi Gas Services for maintenance • Fire Systems Repairs completed • Incorrect BESCOM billing issue resolved • Painting of 15th floor Party Hall (to be started)

Key Accomplishments contd. • Security Related Initiatives • Curbing of unwanted Car Driver Activities in the basement • All Service Providers - maids, car drivers etc. have valid ID • Redistribution of security personnel for extra security • Cultural Activities • Conducted Grand Jacaranda Sangeetnrityotsav Festival in MLR • Celebrated Fun filled Jacaranda Fest 2009 • Celebrated Diwali Festival: Grand Lighting • Celebrated Christmas with decorated Christmas Tree • Celebrated grand colorful HOLI in partnership with Laburnum • Conducted Quiz Program

  9. Key Accomplishments contd. • Good Neighbor Initiatives • Establish a cordial and friendly relationship with Laburnum Team • Brought all Presidents of 5 blocks under one roof to form “President Forum” • Took the lead in the formation of Brigade Millennium Federation (BMF)

Financials: Raghavan pls add data • What we inherited … Net Kitty of Rs.81.9 Lakhs (net of carryover liabilities, Principal Amounts of the FDs, Bank balances and Cash) • What we are leaving behind … • Kitty of Rs.1 Crore • Net maintenance run rate for 09-10 Rs.1.31/Sqft-Month as against a budget of Rs.1.35/Sqft-Month. • surplus of ~6 Lakhthis year on top of the sinking fund amount collected.

  11. Other Improvements on the Financial Process for Jacaranda • We have obtained the formal TDS exemption from the Income-Tax Authorities. Henceforth banks will not deduct TDS from the interest accrued on our fixed deposits. • Model for estimating our long-term maintenance liability – this has been factored into the proposed budget for 2010-11

Other Improvements on the Financial Process for Jacaranda • In-House Tool for Tracking Finances almost real-time • Allowed us to take spot decisions on big-ticket expenses based on their impact on the budget. • Lends complete transparency to the finances • Relatively less overhead for the treasurer.

  13. Pending Tasks … • Clear the service tax dues and come clean on the service tax issue. • Build payment of service tax as per the guidelines into the financial calendar of Jacaranda. • Now that we have the TDS exemption and a ‘non-profit’ status, push hard to get the TDS already deducted and other tax we have paid earlier, refunded.
