With the gush in coronavirus cases in whole country and impact of Covid-19 pandemic on the real estate sector and its various segments, the latest survey conducted by the various consulting firm has revealed a few findings on the future prospects of shared accommodation. • That is now considered to be one of the fastest developing segments in real space. • According to the findings, the tenants who were hitherto living in PGs are now tending to move to shared houses and co-living accommodation. • Right now, India ranks 3rd on the tally of Covid-19 most adversely affected countries. • The situation is becoming gradually worrisome for the professionals who have to commence commuting to the workplace.

With aim of maintain social distancing and ensure health safety, • 36.2% of tenants respondents of the survey have expressed that they are seeking to shift to shared houses from PGs and around • 33.7% have stated that they prefer to move to co-living apartments. • Remaining prefer the shared accommodation because of the economic crisis as sharing will provide more affordable rent. • The data clearly shows that the current situation has swelled demand in the co-living and shared housing segment. • A person’s priorities have shifted from ‘propinquity to the workplace’ to ‘safe and hygienic place’. • People are acting responsibly and doing their best to stay safe and stop the spread of the pandemic.

Safety becomes the key concern for as high as 73.8% of respondents • Room size and cleanliness are also necessary considerations for around 53.6%. • Over 47% expressed hygienic food together with Wi-Fi as an important feature while selecting an accommodation. • But among the 72.9% who prefer co-living and shared accommodation, stated that they need an individual room than a shared room. Even though the Covid-19 pandemic has severely impacted the real estate industry, with the incline in consumer preference towards the co-living and shared accommodation, the industry can be seen to be shifting the present crisis into an opportunity.

CONCLUSION • We have seen far-fetched progress in the education sector and student enrolment. • Now, because of coronavirus pandemic, the safety of tenants become a top-most priority for operators. • The construction industry is also relooking at the design aspects of forthcoming properties to suit the safety needs and as well as ensuring the social distancing norms are obeyed to. • Operators are re-working on the design aspects of their future coming properties. • They feel the need to intensification room size to suit the recent safety standards.
