MAINTENANCE • MAINTENANCE CONTRACT • S&J Landscaping has the current contract • Scope of contract significantly increased in 2006 • Board very pleased with current contractor effort • Contract may be bid out for 2007 • IRRIGATION SYSTEMS • Systems repaired/expanded at both ends of Ruckel • New system installed at Henderson dam-both sides • Operational this spring
MAINTENANCE • RBOA STORAGE BUILDING • 12x8 storage building erected at East end of Henderson dam • Shed will house irrigation pump, RBOA files, and miscellaneous RBOA items • Saves association $360 per year in storage fees • ENTRANCEWAYS AT JASON AND CARR • Planning complete for significant improvements to entrances at Jason and Carr • Construction to begin soon • Joint RBOA and Okaloosa County effort • ENTRANCEWAYS AT SHARON AND MARION • General cleanup and landscaping accomplished at both entranceways

ARCHITECTURAL CONTROL • ACC Application • Download from rboa.net • Info required: what is it; what will it look like; what’s it made of; where will it be sited on the lot (include drawings/pictures, specs, site plan) • Owner (not realtor or contractor) agrees/certifies • Restrictive covenants are on the web site • ACC will retain drawings for file – submit in 11” x 14” format • ACC has 30 days to approve/disapprove
ARCHITECTURAL CONTROL • Variance to Restrictive Covenants • Provide rationale – why can’t your project comply? • Provide written concurrence from owners adjoining your property, or owners that might be affected (e.g. across the street)
CONVENANT COMPLIANCE • New BOD Policy is working (Summer 2006) • Notice letter from VP • Requests compliance within 30 days • Photographs taken at 30 day point • Association Attorney notified • Letter forwarded outlining legal steps • Mediation/or Court • 11 Notice letters sent to date • 8 violations corrected • 3 pending (within grace period)
