The Tenancy • 12 month tenancy • Very likely to be renewed (although there are always some risks) • We aim for a 90% sustainment rate • We only use landlords who understand our scheme • See FAQ’s
Client Preparation 1. Becoming work-ready You will always be in a better financial position if you work rather than staying on benefits. You should be accessing local employment services that offer training, guidance and work preparation courses.
Client Preparation 2. Budgeting When you live independently you will have housing benefit paid directly to you. How will you make sure that you can pay your rent, utilities and other expenses on time? Speak to your support worker about developing you budgeting skills.
Client Preparation 3. Saving Whether you are working or on benefits you should always try to save money. Think about the future; one day you might want to move to a different area or buy your own property. Research available saving schemes with your support worker.
Client Preparation 4. Understanding your rights & responsibilities As a private tenant you will be subject to, and protected by a legal contract. Make sure that you and your support worker discuss the implications of signing a tenancy agreement. What are your duties? What is the landlord responsible for?
Client Criteria • No current rent arrears • No recent history of serious rent arrears • No recent history of severe anti-social behaviour • Low support needs and able to maintain an independent tenancy (budgeting, risks, daily living skills) • Each case looked at individually
