Homeowners Policy Exclusions, Limitations and Solutions Exclusion: Flood damage is not covered by a homeowners policy. Solution: Contact Weichert Insurance Agency (WIA) to write a flood policy. Exclusion: Costs to rebuild a home to local building codes or ordinances is often excluded. Solution: Have an Account Executive make sure there is an Ordinance of Law endorsement on the policy.
Homeowners Policy Exclusions, Limitations and Solutions Exclusion: Costs related to repairing a home that increased because of failure to mediate the original damage. Solution: For example, protect a damaged roof with tarps and/or temporary plywood until the insurance claims adjuster calls back with other instructions. Exclusion: Frozen pipes break when the home is left vacant for more than 30 days. Solution: Drain pipes and shut the water off if there is no heat in the house for more than three to four sub-zero days.
Homeowners Policy Exclusions, Limitations and Solutions Exclusion: Damage due to faulty workmanship or materials. Solutions: Hire only licensed and insured contractors for any work on the home. Exclusion: Water back-up damage as a result of a failed sump pump. Solution: Contact an Account Executive to quote options for water back-up coverage to be added to the homeowners policy – it is available if added.
Homeowners Policy Exclusions, Limitations and Solutions Exclusion: Damage caused intentionally by the insured or a family member. Solution: Don’t cause additional damage to a home after a loss. Limitation for Wind Damage Claims: Many people do not know they have a wind deductible that could be as high as 10 percent of the house coverage amount – a major out-of-pocket expense at the time of a claim. Solution: Call WIA for an expert review of the policy.
